Why Ting Workspace
A normal shared office rents you a desk. A Ting Workspace runs your business.
A member should be able to say "I set up and run my company here", not "I rent a desk here".
Space with a working back office
Every membership bundles space with a TingCloud package: registered address, accounting and tax, payroll, CFO. Other operators compete on price per desk; Ting competes on everything a company needs to operate.
A cross-border landing pad
Founders entering the UK, Singapore and other markets get a local address, company setup, market-entry support, local accounting and tax through Ting's partners, and client-facing staff if needed. Each site works like an embassy for the corridor.
A human Ting Desk on site
Every site has a central management point with a Ting account manager, and fixed weekly clinics for CFO, tax and HR questions. Technology plus human connection, in a place you can visit.
Run through TingCloud
Bookings, membership, mail, the member directory and projects all live in TingCloud. The workspace invoice posts straight into the member's Ting Accounting books, and "Recommended for you" suggests services based on what each member is doing.
A curated community
Communities are built around industries such as AI businesses and cross-border founders, not a random mix of tenants. Ting Events and Ting Academy run in the space: investor evenings, market-entry briefings and graduate training.
One membership, every city
Like a hotel programme, one membership travels with you: work at your home site and at other Ting Workspaces worldwide, with your local presence held in more than one country.
Franchise model
What Ting provides to every site
The franchisee provides the property, local market knowledge and day-to-day operation. Ting provides the operating system around it.
Ting Creative Studio
Layout, interior standards, signage and the site's visual identity.
Ting Marketing
Launch campaign, local digital and offline marketing, and lead generation for the site.
Ting Finance
The franchisee's own accounting, tax and monthly management reports.
Ting IT
Network, access control, TingCloud setup and ongoing support.
Ting Academy
Training for the franchisee's site team on the operating manual and Ting Desk service.
Ting Events
Launch events and a calendar of member events run in the space.
Franchise model
How the network earns
Franchisees share in the service revenue their members generate, so income per square metre is higher than a desk-only business. Members who run their books and payroll through the space rarely leave, so churn is lower.
Setup and licence fee
Covers design, IT setup and launch marketing.
Ongoing royalty
A percentage of the site's gross revenue.
TingCloud platform fee
Per site or per member.
Brand marketing fund
A percentage pooled for network-wide marketing.
Service revenue
Members buying Ting services — accounting, payroll, CFO, market expansion — is the largest upside.
Franchise model
What every site protects
"Powered by Ting" certification
Design rules, Ting Desk service levels and a minimum TingCloud adoption level for every site.
Clear lines on regulated work
Accounting and tax are always done by Ting or its licensed partners, never by franchisee staff. The franchisee sells and hosts; Ting delivers.
Address services stay central
Registered and business address services are regulated, so Ting (or a registered partner) provides them and the franchisee acts as host. This also keeps a site sale simple.
Ting brand at the front, franchisee behind it
A worldwide membership needs one network name members recognise in every city, the way guests recognise a hotel brand whoever owns the building. Sites trade as Ting Workspace, with the franchisee named as owner-operator in the small print.
The brand model changes the contracts and disclosure needed. It is to be confirmed with a franchise lawyer in the UK and Singapore before any agreement is signed. Malaysia is excluded for now because of its Franchise Act registration requirement.

Worldwide membership
Worldwide Ting Workspace Membership
One membership, a home site, and access to every Ting Workspace in the network. You sign up and pay at your home site; your membership lives in TingCloud, so you can book a desk or room at any other site.
Earn and spend points
Planned: earn on membership fees, Ting services, referrals and events; spend on meeting rooms, day passes abroad, Ting Academy courses, event tickets and service discounts. Status rises with total spend across Ting services, not only workspace fees.
Cross-border benefits
Registered addresses in more than one country, local Ting support wherever you visit, introductions to the local member community, and market-entry briefings at each site.
Corporate accounts
Companies buy global passes for their staff, with central billing in TingCloud and usage flowing straight into their accounts.
How host sites are paid
- 1Every roaming visit is logged in TingCloud when Ting approves the booking.
- 2The host site earns network credits: desks by the day, rooms by the hour.
- 3A share of every membership fee funds the central network pool.
- 4Ting Finance settles monthly: each site sees visits in, visits out and its net position.
Draft credit weights: desk day 4 credits, meeting room hour 1, event space hour 2. Ting sets the value of a credit each period. The host rate is set high enough that franchisees want visitors, so roaming members are never treated as a cost.
Local and Regional members get 5 away day passes a year. While the map fills, good independent operators and business hotels can join as clearly marked "Ting Partner" spaces, and Ting's own offices act as drop-in points.
Local presence
Register your local office presence
Founders can use a Ting Workspace as their company's local presence — from a registered address to a real office with local staff. A real local office helps with opening a bank account, VAT or GST registration, winning local clients and showing genuine tax residence.
Level 1
Address
Registered office address with mail logged and scanned into TingCloud.
Level 2
Presence
Address plus business address, local phone number, reception, meeting rooms and your name on the site directory.
Level 3
Substance
A dedicated desk or office under a tenancy agreement, local staff and a Ting Desk account manager.
United Kingdom
Since 4 March 2024 a registered office must be an "appropriate address": post must reach someone acting for the company and deliveries can be acknowledged. Companies House can move a company to a default address and strike it off if it isn't fixed within 28 days. Providing the address is regulated trust or company service provider activity, so identity and ownership checks come first.
Singapore
A registered office must be open to the public during normal office hours. Since 9 June 2025, providing a registered office or a business address without a dedicated space is a corporate service that needs ACRA Corporate Service Provider registration. A landlord leasing a dedicated space under a proper tenancy agreement is exempt.
Tax presence warning
A foreign company using a real desk in another country can create a taxable presence there (a permanent establishment). TingCloud flags this at sign-up and offers a Ting Tax review.
Right to refuse
Applicants who fail the checks are declined. Shell-company address services are exactly what regulators target.

Transfer and exit
Selling or transferring a Ting Workspace
Franchisees can sell, with Ting's written approval and on Ting's terms. A franchise that can be resold is worth more and easier to sell to new partners.
Ting's consent
No sale, assignment or sublicence without written approval, not to be unreasonably withheld.
Approved buyer
The buyer passes the same approval as a new franchisee: finances, experience, identity and background checks, interview, and the anti-money-laundering checks for address services.
Change of control
Selling the shares of a franchisee company counts as a transfer.
Right of first refusal
Ting can match any genuine offer and buy the site itself, usually within 30 days.
Before completion
All fees and royalties paid, no unresolved breaches, the seller signs a release and keeps to the non-compete.
Transfer fee
Covers vetting and training the buyer and resetting IT and TingCloud access.
Buyer's obligations
Complete Ting training, refresh the site to current brand standards, and sign Ting's current standard agreement.
Specific to Ting Workspace
The lease
The landlord must consent to assigning the property lease; the sale is conditional on it.
Members stay with the network
Membership contracts, member data and TingCloud accounts belong to the Ting system, so members carry on without disruption.
Nothing regulated changes hands
Ting provides address services centrally, so the new franchisee simply becomes the host.
Data protection
Member data moves under UK GDPR and Singapore's PDPA, and members are told about the change of operator.
Death or incapacity
Family or the estate can take over or sell within 6 to 12 months, with Ting able to run the site meanwhile.
Still to decide
- Whether a franchisee can sell part of the business, or only the whole site
- Whether multi-site franchisees can sell sites individually
- A minimum holding period (for example 2 years) to discourage flipping
Neither the UK nor Singapore has a dedicated franchise law setting these terms, so the franchise agreement does all the work. Have a franchise lawyer draft the transfer clause.
Have a property, or want to buy an existing site?
Tell us about your location and experience. Ting replies with a franchise proposal setting out fees, royalty and platform terms. Currently open in the UK and Singapore.
